Lenders usually order an appraisal to confirm the property value when financing is involved. Separate inspections (roof, HVAC, plumbing, etc.) may also occur depending on buyer concerns.

A title company or attorney verifies clear title and prepares for transfer at closing, ensuring the property is free of encumbrances by the closing date.

Contingencies

Contingencies are conditions that must be satisfied before the contract becomes binding—common examples include inspections and financing. Buyers will complete required steps such as securing financing and insurance, reviewing title and disclosures, and ordering specialized inspections (termite, roof, pool, septic, lead-based paint, HVAC, etc.).

When renegotiation is requested, an experienced listing agent can objectively evaluate requests and protect your interests while facilitating a fair outcome.

Loan Approval and Appraisal

We recommend buyers provide lender pre-approval or a loan commitment letter. Expect the lender’s appraiser to verify the sale price aligns with market value.
