Can you put the money directly into my account?

Do I get to see the lease or sign it?
As part of our property management services, 101st Property Management executes lease agreements on behalf of property owners as authorized under the management agreement. This streamlines the leasing process and allows us to efficiently manage tenant communications and lease administration. -
Do you sell real estate too?
Yes. Shannon is a licensed REALTOR® and can assist clients with buying and selling real estate. She can also help property owners evaluate their options by comparing the benefits of selling a property versus placing it into professional property management, allowing owners to make informed decisions based on their goals and circumstances. -
How and when do I get my checks?
Owner disbursements are issued on a regular schedule after rent is collected and property expenses are reconciled. We typically use direct deposit for faster delivery, and paper checks are available by request. -
How is rent collection handled?
We manage rent collection using tenant-friendly online payment options alongside traditional methods, enforce lease late-payment terms consistently, and communicate proactively to reduce delinquencies and protect revenue for owners. -
How long of a lease do you sign?
Lease length is flexible to match market conditions and owner preferences; standard leases are often one year, and we can offer other terms—shorter or longer—based on strategy and tenant screening results. -
How much security deposit do you charge the tenant?
Security deposit amounts follow local laws and market norms. We recommend deposits that balance legal compliance with protecting owner interests, with specific amounts set based on rent level and tenant qualification. -
How soon can you start managing my property?
We can begin as soon as management agreements are signed and the property is prepared for leasing. We work efficiently to transition properties into our portfolio while maintaining attention to detail and clear communication. -
What type of properties do you manage?
We manage a range of residential and small commercial rental properties, including single-family homes, duplexes, townhomes, condominiums, small multifamily buildings, and select multi-tenant commercial spaces. -
What type of reports do I get and how often?
Owners receive regular financial statements that detail rent collection, expenses, maintenance activity, and tenant updates. We provide monthly reporting and can supply additional custom reports on request to support transparent decision-making. -
Who holds the tenant security deposit?
Security deposits are held in a separate escrow account designated exclusively for security deposits at F&M Bank. We maintain clear accounting practices and handle all security deposits in accordance with applicable laws and regulations.
