Can you hold a place before I apply?
101st Property Management cannot hold a unit without a paid security deposit. After that, we can hold a property for up to 2 weeks. Anything longer and rent starts accruing. We process applications in the order we receive them. We recommend applying as soon as possible to improve your chances of securing a rental. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property. Depending on the results of your application, you may be required to pay a single or double security deposit. We also prorate the rent for whatever date you move in. We provide exact move-in cost details for each listing and in your lease offer. -
How old do you have to be to apply?
Applicants must be of legal age to enter a lease, typically 18 years or older. Minors cannot sign binding leases; a qualified cosigner or guarantor may be required when appropriate. -
Is the deposit refundable?
Security deposits are generally refundable if the lease terms are met and there is no damage beyond normal wear and tear. Deductions may be made for unpaid rent, excessive damage, or required cleaning, and refunds are processed per applicable state law after move-out inspection and final accounting. -
Who needs a cosigner?
A cosigner is typically required when an applicant does not meet income, credit, or rental history criteria. Cosigners must meet financial qualifications, submit required documentation, and sign a guarantor agreement; they are screened similar to primary applicants. -
You have a property I want to rent. How do I apply?
Applications can be found online.. A completed application, application fee, proof of income, government ID, and rental or employment references are required. By applying, you authorize background and credit screening; we review applications promptly and communicate next steps. -
How do I pay rent?
Rent payments are accepted through the tenant portal (online payments and automatic bank transfer) or by check/money order where permitted. Lease terms outline payment methods, due dates, and late fee policies; we provide setup instructions when your lease begins. -
I want to get a pet. What should I do?
Review your current lease and contact management before bringing a pet. Some properties allow pets with approval and may require a pet deposit, monthly pet rent, size or breed restrictions, and proof of vaccinations. Reasonable accommodations for service and emotional support animals are handled in accordance with the law. -
My lease expiration is coming and I want to move out. What should I do?
We require at least a 30 day written notice. You can submit your intent to vacate in writing using your tenant portal or you may email us. We will reach out to you to coordinate a move-out inspection, return keys, provide a forwarding address, and follow move-out cleaning requirements to help ensure timely return of your security deposit. -
Who is responsible for paying for repairs & maintenance requests?
101st Property Management coordinates routine maintenance and necessary repairs to keep properties safe and habitable. Tenants are responsible for damage caused by negligence or misuse. Submit maintenance requests through the tenant portal or the designated contact method; emergency procedures and typical response times are provided in your lease and tenant communications.
